Can you believe we are nearing the last day of November already? It really feels like this month flew by. We couldn't miss the closing of this month without reaching out to you with an update & some fun pieces of information for December.

In this newsletter we will share...

Activities To Do This Month...

We've gathered together a list of some of our favorite local activities for you to check out and enjoy! Who says since its cold out we can't have fun?


  1. Sledding & Tobogganing: The bunny hill at Kensington Park is perfect for a day of sledding fun with the family! Click here for more information.

  2. Skiing & Snowboarding: Mt. Brighton is a great spot for dusting off your skiing and snowboarding skills this season! With lessons available, chairlift & base facilities, Mt. Brighton is the perfect area to get started.

  3. Ice Skating: Did you know about the natural ice rinks on Kent Lake in Kensington Park? How about the free skating offer in Downtown Farmington? Bring your own skates and get ready for an evening under the lights in the cozy downtown pavilion. If you don't have ice skates, Downtown Farmington Ice Rink offers a variety of skates available to borrow.

  4. Sleigh Rides: How fun would it be to get to see Santa, go on a sleigh ride AND sing songs together? Kensington Park offers their sleigh ride experience thats sure put any scrooge in the Christmas spirit!

  5. Ice Fishing: Bundle up and enjoy a few hours ice-fishing on Kent Lake at Kensington Metropark. Popular access points to Kent Lake include the West Boat Launch and Turtlehead picnic area. Winter catches include bluegill, black crappies, yellow perch and the occasional northern pike. Fishing is prohibited in ice skating areas. click here for the fishing rules & more information.

  6. Nature Walks: Howell Nature Center has many nature trails and also offers special guided hikes. They also have events such as Breakfast with Santa, Christmas Gnomes & Winter in Hogwarts. For more information, click here.

  7. Fantasy of Lights: "Fantasy of Lights Parade, hosted by the Howell Area Chamber of Commerce Foundation has been the official kick-off to the holiday season in Howell for almost 40 years, becoming a holiday favorite for many families. When the lights go down, grab a hot chocolate and watch beautifully lit floats soar down Grand River along with local marching bands, first responders, special guests and the big guy himself, Santa!" click here to learn more.



What Have We Been Up To Lately?

Sometimes it's helpful to reflect on the positive wins you had in a month before going into the next. Looking back at November, we really have so much to be thankful for. A quick recap...


  1. We helped multiple clients sell their homes for OVER asking price.

  2. We helped multiple buyers close on their dream home.

  3. We launched our virtual newspaper (with a special comic feature from Nick's daughter) *read to entire paper here.

  4. We had a chance to speak on a panel for a Real Estate Event with other industry leaders.


Also, to our surprise there has been a noticeable increase in market activity. Typically in the cooler months the market starts to slow down BUT we have seen multiple offer situations back in full force (odd over the holidays!). With interest rates settling somewhat, and inventory levels low, sellers are still doing well (when a winning strategy is used). On the flip side for our buyer clients, we have been able to leverage longer days on market on some homes for sale- and negotiate concessions, lower prices and overall more favorable terms.

Thanks so much for reading our newsletter! I know many of you reading this right now have been either Nick's client or Bryan's client throughout the years, so I wanted to pop in and say a quick "hello" and officially introduce myself! My name is Vanessa and I am the Marketing Director here at Tong Real Estate. I joined the team early this year and since then we have been working on updating our branding, designing and launching a new website, curating content for new social media platforms & engaging with our audience on a consistent schedule. Something I am really passionate about when it comes to social media & marketing is getting to the heart of the company or brand and creating content that exudes the personality and characteristics of the people who make up the company. For example, thorough communication is a huge building block in the way Tong Real Estate operates so, a way we that can reflect that in an online environment can be through newsletters such as this one!


Something that I love about these colder months is that it gives us a chance to set goals, get organized and set a game plan for the upcoming year. Getting on the same page is crucial when working with a team. Collaborating on our strengths & leaning on one another through our weaknesses is what helps us grow! Do you have a brand or company of your own that you would like clearer vision for? Are you looking to build personal excitement in your content plans or brand projects? Here are a few prompts to dive into this month as you prep for 2024.


  1. How do you want others to feel when they interact with your content/brand?

  2. What is already working well, what isn't?

  3. If your brand were a person, what would they be like? What are their interests and characteristics?

  4. What systems do you have in place that can help keep your plan organized from beginning to end?


Believe it or not, doing a short analysis like this can already start to get your wheels turning to help narrow down what you do or do not want to bring with you into 2024. As a team we addressed questions like these and much more when planning for our launches and because of that it made it even more enjoyable AND wielded results.
