Our Clients Are Making Moves!
There's been plenty happening behind the scenes at Tong Real Estate, and we're excited to share a little update with you! We are currently helping approximately 20 families make a move and start a new chapter. We're so grateful to be helping our clients take their next steps, whether that means finding a place to call home or moving on to their next chapter.
As we head into the final months of the year, Metro Detroit's real estate market continues to offer opportunities for both buyers and sellers. We're seeing activity firsthand as buyers continue their home searches and sellers work toward their goals. While every neighborhood and price point is a little different, the right strategy can make a meaningful difference.
For our buyers, we're working hard to negotiate strong purchase agreements and help them feel confident about the homes they're choosing. For our sellers, we're focused on thoughtful pricing, effective marketing, and positioning their homes to stand out. We're especially happy to see our clients securing offers at asking price and, in many cases, above asking price!
One thing we always remind our clients is that real estate isn't one-size-fits-all. Understanding your local market, having a plan, and working with a team that puts your goals first can make all the difference.

What Buyers & Sellers Need To Know Right Now.
If you've been keeping an eye on mortgage rates, you've probably noticed they've been making headlines lately! As we head into the final months of 2026, interest rates remain elevated, and forecasts suggest they could stay higher for longer than many buyers had hoped.
While no one can predict exactly where rates will go next, recent increases are a good reminder that having a plan and understanding your options matters more than ever.
Should You Wait for Rates to Come Down?
This is one of the biggest questions we hear from prospective buyers, and the honest answer is: it depends on your situation.
Waiting for lower rates might make sense for some buyers, but there's no guarantee rates will fall soon. In the meantime, home prices, available inventory, and competition can all change. Depending on the property and local market, buying now may also create opportunities to negotiate on price, closing costs, or other terms.
Our advice? Don't base your entire homebuying decision on interest rates alone. Start by understanding what you can comfortably afford, explore your financing options, and consider how a home fits into your longer-term plans. The right time to buy is when the numbers and your personal circumstances make sense for you.
What About Refinancing?
You may have heard homeowners talk about refinancing, but what does it actually mean?
Refinancing means replacing your existing mortgage with a new mortgage, usually to take advantage of a lower interest rate, change your loan term, adjust your monthly payment, or access some of the equity you've built in your home.
For example, if you purchase a home today and mortgage rates drop in the future, you may be able to refinance into a lower-rate loan. That could reduce your monthly principal and interest payment or help you pay less interest over time.
However, refinancing isn't automatic, and it isn't free. You'll need to qualify for the new loan, and closing costs may apply. A lender can help you compare the potential savings against those costs and determine how long it would take to break even.
One important thing to remember: buy a home you can comfortably afford today rather than relying on the possibility of refinancing later. A future rate drop is an opportunity, not a guarantee.
You May Have More Financing Options Than You Think!
Navigating mortgage programs can feel overwhelming, especially if you're a first-time buyer or concerned about saving enough for a down payment. The good news is that there may be programs available to help eligible buyers with down payments, closing costs, or other financing needs.
Our team has connections with trusted mortgage lenders who can walk you through your options and help you explore current programs that may fit your situation.
Lenders may also offer other programs or special financing opportunities, depending on the property and your circumstances. The best way to find out what's available is to have a conversation with a knowledgeable lender.

A Special Review From Our Clients
"We couldn’t have been happier with our experience working with Nick Tong. From our very first conversation, Nick became someone we trusted to guide us through the entire process of selling our home. What impressed us most was that Nick had a clear plan from the beginning. He knew how to position our house, what we should do to prepare it for the market, and just as importantly, where we should—and shouldn’t—spend our time and money. Nick’s instincts were sharp from the very beginning, and we quickly learned that we could trust his advice. His recommendations were practical and straightforward, and always focused on getting the best possible result for us. Selling a home can be stressful, and there were definitely times when we were anxious about the process. Nick was always calm, responsive, and confident without ever making us feel pressured. Time after time, his advice proved to be right. His knowledge of the market, attention to detail, and calm demeanor made what could have been a very stressful experience go incredibly smoothly. By the end, we didn’t feel like we had simply hired a realtor—we felt like we had someone genuinely looking out for us from beginning to end. We’ve already told friends and family what a great job Nick did, and we would recommend him without hesitation to anyone looking to buy or sell a home. We feel very fortunate to have had Nick guiding us through the process and into our new home. Five stars without question."
